The Advantages of House Extensions

If you are running out of space, you have two realistic choices. You can either extend your current property or you can move to a bigger home. House extensions are considered an ideal way for enhancing the living space and to add thousands of pounds to the value of your property.

Homeowners regard extensions as a much more beneficial way to gain added space. Day by day, more and more homeowners prefer to enlarge their current property instead of “moving out” into a larger house. Here are some of the main advantages:

Stay in the same neighbourhood: One major advantage of designing and building a house extension over shifting to a new, bigger home is that you get to stay in your current property. You can also enjoy remaining in same neighbourhood and your children can go to the same school.

Add space: A home extension or addition is a great home improvement option to add additional practical space without the hassle and huge expenses involved in moving homes. Having additional space is a great way to accommodate your growing family requirements, to provide accommodation for your guests or to effectively arrange your personal belongings. The extra space will also benefit those working from home or can be used as an entertainment room or a home gym that you’ve always dreamed of.

Increase the value of your property: Whether you are planning to rent or sell your current property, constructing a high quality extension will maximise the market value of your house and solve any functionality or space issues that come with a growing family.

Save money on moving: The cost of extending is usually cheaper than moving. Moving to a new home is clearly an expensive process. Hiring movers to transport all your furniture and other belongings into the new home, to pay fees to the real estate agent and other associated miscellaneous expenses will add up to a considerable amount. Home extensions are an excellent means to create space and are an economical option over the high costs of moving. Moreover you will save on the time and money involved in selling and looking for another property.

Home extensions offer a great opportunity to homeowners to make their property ideal for their changing lifestyle requirements without the upheaval of moving houses which can be expensive and stressful. With house prices steadily increasing, it’s no secret that house extensions and renovations have become exceptionally popular among homeowners.

How to Make Your House Painting Stand Out?

Do you want your home to stand out? Choose a color that shows personality. Oftentimes, color makes you feel that your home is unique, especially to those people who live in a housing development wherein homes are built with similar style and architecture. In these areas, House Painting is the only way to distinguish themselves from the others, so when it is time to get your house painted, then it sure requires some thought.

Picking house paint colors makes the House painting process more complicated. You may already have a color in your mind, but still not sure. If you pick colors that are dull, your house may seem flat and featureless. However, if the colors you pick are too bold, they might overwhelm the architecture and eventually upset the neighbors. Once you get your color right, house painting will highlight the most beautiful features of your home.

Quality house painting can even disguise architectural and design flaws, boost up the curb appeal and increase market value of your home. If you are renovating, it may contribute some to the cost and transformation of your house, but inexpensive compared to other renovations that you can have done. With a few tweaks of colors it could restore the glow of your house as it was before.

Your house must blend with its surroundings when choosing an exterior paint color combination, because if you don’t subscribe to the norm, your house will stick out like a sore thumb. If that happens, you will stand out in a negative way. Get color ideas from the house next door, but don’t copy. Just choose colors that set your house apart without clashing with nearby buildings. To be safe, stay in a single color family, although clashing of colors draw attention, too much of it detracts the details which doesn’t look good.

Try to maintain the balance of color over your entire house. A burst of a single color on just one part of your home may give it a lopsided appearance. Also, Consider blending into the nature around you. The landscape around your house is full of colorful expressions. It will be more appropriate if you live in areas full of trees, to use greens or browns. Along the beach might suggest blues, turquoises, and coral colors. Even the flower garden in your front yard can be a source of color to craft the color theme of your home.

If you’re planning to paint an older home, use a historically accurate color scheme, but if it’s new, use modern colors to dramatize architectural details. Different colors have different longevity and maintenance. Dark shaded colors for siding will make your house look smaller and will draw more attention to details. Dark colors with lighter trim will highlight details. So if you have a lot of trim, go for dark shaded colors for siding.

Although dark colors can conceal surface blemishes, they fade easier when exposed to direct sunlight, so frequent maintenance is imposed. Light colors make the house look larger and can reflect more light which makes your house vibrant. However, stains will show up more on light color shades, but fading is less noticeable.

House painting is a serious matter because paint colors can transform the overall appearance of your home. Studies shows that it can affect your mood. Therefore, it is recommended that if you live in the home, make sure you like your color choices and that they truly compliment the style of the home. Home itself is an amazing thing, and house painting just amplifies its beauty.

How to Get Rid of Sour House Smell

You should start with the basics first; chances are, if you’ve reached the point of looking for help in terms of getting rid of sour house smells on the Internet, then you need to do some serious cleaning. Set aside a day, or a weekend, specifically for cleaning.

If you don’t want to or you can’t do it alone, enlist the help of those you live with. Perhaps you can also ask for your friends’ help. Bribe them with pizza and beer or brochettes and wine if you have to. Afterwards, use the following suggestions to get rid of your house smell, and maintain a fresh, aromatic or at least breathable living space.

Sour House Smell Removal

* Dry out the living quarters first, and then clean out your basement so it is empty of anything that can hold moisture and run it down there as well. Remove cardboard boxes.

* If you have a forced air heating and cooling system with ducts on your home, get the ducts checked. Decades-old houses can have mold, lots of built-up of dirt and other nasty stuff that can cause a foul odor. Your ducts can also be rusting now, so you may need to have them changed.

The newer ducts available on the market today are much more energy efficient. You’ll save air conditioning costs this summer by getting new ducts. You can also hire a company that cleans ducts to inspect the ducts you have right now. Some have a camera that can show you what is in your ducts. Be careful who you get! Use a reputable company and check with the Better Business Bureau. Ask them for references. Some only clean a short way and spray a deodorizer. The estimate to get your ducts cleaned can be hundreds of dollars less than getting new ones.

* Check your carpets. Sometimes carpets are steam cleaned unprofessionally and a lot of water remains. This causes mildewing and a related musty odor.

Remove your carpets and put in hardwood or similar type flooring, with area rugs that can be cleaned outside of the home and dried before returning to the area. If your carpets are ten years old, it doesn’t hurt to remove them.

* You may have a mold of some sort growing in your carpet or behind your wallpaper. Create a bleach solution (1:10 to start, then up to 1:4 if it does not work) and gently wash down all of your walls and mop boards. Rent a hot water carpet cleaner and put a bleach solution into the reservoir rather than the soap they try to sell you. Add a drop or two of dish soap, but add no more. It is the water that cleans, not the soap. Adding too much soap will actually make your carpet dirty because it does not rinse out of the carpet and soap bonds with dirt.

* Though chlorinated bleach is very notorious in discoloring a lot of things, you may risk using that for really heavy-smelling jobs, even on dark carpets. If you’re still wary, there’s always oxygen bleach. It kills “everything” that may be causing an odor and the hot water cleaning really helps allergies as well.

Keep babies off the rugs as breathing chemicals of any sort is especially bad for them. If the smell comes back more quickly than you think it should, get a dehumidifier.

* Never run a dehumidifier where you have an open window or you will dry out the immediate atmosphere of your home. An air conditioner actually works even better because of the filtering system in it, but if it is too cold where you live to still be using one, then stick with the dehumidifier.

* To rid your linoleum or hardwood floors of that not-so-fresh-smell, simply mix a 3:1 solution of warm water and white vinegar in your mop bucket and get to work. Remember to crack a window or two. Vinegar has a good clean smell, but it’s a strong one.

Sour House Smell Removing Products

* Buy a large pump of Febreze since it works on everything. Smelly hampers, sticky cars, sleeping bags that reek of camp fire… you name the smell, Febreze can quell. You can get it at most supermarkets.

Another idea is to use a citrus odor neutralizing spray; it’s so effective that beauticians actually use this at salons to get rid of perm smell.

* An Ozone Generator or Air-born Hydrogen Peroxide Device can also work, but they tend to be expensive and may not get to the root of the problem. Covering or filtering odors is always more costly than eliminating their source.

* If you want something a little cheaper, you can try Ozium Air Freshener-it’s the best way to keep the air in your home or work space clean and smelling fresh. Ozium does not cover up the odors associated with sour smelling houses – it eliminates them!

Ozium, the original air purifier, is a chemical agent that actually eliminates unpleasant odors and reduces airborne bacteria. Ozium actually cleanses the air through glycolized action. The Ozium glycolized formula acts directly on odor causing particles in the air.

* Electrostatic Air Filters are good for getting rid of dust buildup, but can be bad if they don’t operate properly. Electrostatic air filters work by ionizing the air that passes through the filter, collecting dust from the air by creating an electrostatic field, like a comb collects particles after being run through dry hair quickly enough.

Why are electrostatic dust collectors be bad for you? If they don’t operate properly, they can produce ozone, which is a respiratory irritant. So make sure you do your research before investing in one of these air filters.

* Try Renuzit, in any scent. If you can, try to find the Super Odor Killer scent. The fragrance in SOK (introduced in 1972) is not readily identifiable, because SOK uses a blend of perfumes left over when fragrance manufacturers produced a little too much for another company’s orders.

This blend is not only good at masking a variety of odors, it can slightly be used at higher fragrance levels without overwhelming the user. The popular and more readily available Country Kitchen scent will also suffice.

* Fresh Wave has an array of all natural, non-toxic and earth friendly products for laundry, upholstery, floors and ventilation that are designed to attract, capture and neutralize sour house odors.

Sour House Smell Prevention

* The best way to stop sour house smell from building up is to clean as you go. Put things away as soon as you’re done using them. Throw things away as soon you know you won’t use them. Everyday maintenance is the key to a breathable, livable home.

Have a presence of mind when it comes to cleanliness. Create a small space for things to be donated and recycled and clear it out as soon as it gets full. Limit your storage space and “junk” drawers so you don’t have the opportunity to just toss clutter in a closet and forget about it.

* People will tell you that the best way to get rid of mold – one of the main contributors of bad house odor – is to use an ionizing air purifier to help pull the pollutants and mold spores out of the air. Well, they’re half right.

An air purifier isn’t a bad idea for preventing mold growth, but those ionized air filters can cause health problems if they’re not constructed properly. Sometimes if an ionizing air filter isn’t built right, it will spit out ozone which, as scientists will tell you, is good for the atmosphere and bad for your lungs.

Serious complications can arise if you’re using the wrong air purifier. Choose wisely and make sure you buy from a reputable company.

Tiny Living: Tiny House Design For Families

There are singles, couples and even families who are opting to live in tiny homes and spend most of their lives traveling and exploring new places. This way they are relieved from the burden of paying heavy mortgages and house taxes. With the tiny home living lifestyle, you can now save more and spend more on yourself. This is bringing a sense of freedom, especially in the younger generation.

For families, however, opting this way of lifestyle can become a little hard at times as tiny homes are no doubt limited on space, and adjusting more than two can take a little more effort and planning. So in order to make the space more comfortable, you can opt for the following options to be incorporated into your tiny living space.

Adding Extra Partitions:

The point not to get tied up in a house, but plan and divide the space in such a way that the house is not cluttered and offers enough space for the people to move around and stay.

By adding simple partitions, it can create a division of two bedrooms; also it can offer some privacy while taking rest or changing.

Bunk beds:

A good and interesting option especially for kids, instead of going horizontal, why not go vertical with bunk beds. For adding small sized bunk beds do make sure that they are permanently fixed onto the walls of your tiny house. Especially in case, you plan to travel with your tiny house on wheels, these beds can slide and shift from their actual position. So fix a bunk bed in the corner of your space, add some rugs and mats and the place will look more spacious while offering more space to sleep comfortably.

Foldable beds:

Another good option you can try is adding sofa-cum-beds. These beds can be folded and used as sofas. So while you are awake and maneuvering in and around the house, you can keep the bed folded. You can also use this as in extra. So why not invite a couple more of your friends and they can adjust easily in the extra foldable bed.

Beds and Compartments with Storages:

Adding beds that offer some storage space are always convenient for tiny homes. You can keep your bags; clothes and even your shoes can be kept in beds that offer storage compartments. Furniture that offers multi-usage is on trend these days. Also, you can opt for rotating wardrobes, for separating seasonal clothes. So, opt for options that offer ample space for storage for your tiny house design.

Eating area/kitchen:

One of the biggest challenges when it comes to designing a tiny house for a family is to create space for moving and larger food prep/eating area. For making a good 4-sized living area, make sure that you add tables and chairs that are in sync with the overall size of the room. Adding large chairs and sofas can cram up space while adding a small round table for 4 with stools instead of chairs can clear more space to breathe.

Your micro house design, its interiors and especially the eating area should be according to your needs. If you require more space to keep your clothes, make more space for storage while cutting down on other. While, if you have a lot to freeze, have more space for a big freezer. You have to supplement one thing for the other in order to make a livable space inside a tiny house.

House Plans in 3D – A Market Strategy For Home Builders and Residential Developers

With the economy still forecast to be gloomy and an uncertain road ahead, many residential developments and their builders have put the brakes on new construction projects. For builders and developers in the speculative home building market the strategies for earning a living from what they do best and remaining solvent while doing so are limited and challenging.

Many have resorted to building smaller homes using value engineered construction plans, emphasizing quality not quantity. Much more effort has gone into making a home energy-efficient and utilizing the latest green technologies available today. Also, more affordable homes are being built using less expensive, more standardized materials.

Builders have sharpened their pencils to shrink profit margins, incorporated more productive methods to reduce operating costs and upgraded to the latest technologies to streamline project efficiency. Some have even regrouped, combining resources and developing partnerships with others in their field.

But cost saving tactics can only go so far, especially with bank financing for builders and developers remaining problematic. Creative, private financing has been the alternative for some, however, that is not without its own drawbacks. High interest rates and larger upfront contributing costs required of builders and developers can significantly eat into profit margins.

Many home building companies realizing that future success will depend not only on fresh business practices and sleeker operational models that continually produce less expensive, noticeably better homes are now innovating; stressing more creative approaches to buyer’s needs. The option of marketing their speculative homes via 3D virtual house plans is fast becoming the preferred innovative sales tool.

Today’s buyers want things their way. And they expect a say in what they get. For example, many are more interested in practical and reasonably attractive function than simply fancy form. Small efficient floor plans with flexible space are more relevant than grandiose entrances with huge staircases. Instead of guessing what to build and hoping they will come, listen to prospective homeowners, and give them a chance to personalize each project.

That is why many open-minded builders, thinking outside the box, have been pre-selling semi-customized versions of model homes, through computer modeling of 3D house plans. By providing several base floor plans with full computer generated 3D color views of both the interior and exterior of the proposed new home plan, builders and developers are able to market their projects with the least amount of upfront costs and preparations.

This relatively inexpensive, cost-effective market strategy is a win-win situation worth considering. Builders don’t have to spend a dime in advance on home construction materials or labor costs without knowing the end results. Their sales team and physical presence can be significantly reduced – think virtual office. Actual site visits to model homes would not be encumbered by bad weather or scheduling hassles. Virtual tours would be available on the company website featuring all 3D imagery of the home plans and accompanied by detailed lot information, pricing options and customizations or upgrades.

For a buyer, who can now “shop” from the convenience of his or her home, an initial “walk-through” doesn’t waste either party’s time. With virtual 3D modeling of floor plans future homeowners can see what the proposed residence will look like and get a good impression of spatial relationships within the layout. They can view color options and material choices with respect to exterior siding, trim details and interior finishes.

Buyers still crave customized spaces that look and feel more like unique personal expressions. Starting from the pre-designed computer generated floor plans; buyers would be able to interact with pre-packaged upgrades, color and material choices and other customizable options. All material and finish details such as lighting, fixtures, hardware, appliances, flooring, paint color and exterior siding can then easily be selected and pre-priced. Contracts could be finalized with the least amount of effort.

The marketing strategy of pre-selling new home construction with 3D house plans is an effective method not only for large developments but is especially beneficial for small builders with very little capital and no sales team. A number of our small builder clients with one or two building lots in their inventory have chosen to pre-sell with 3D house plans rather than start risky construction projects on speculation. The money invested in architectural design work pales in comparison to the financing of building construction. And the peace of mind gained from knowing that the project is paid for works wonders on reducing job stress.

Marketing speculative home construction through pre-designed customizable house plans and computer generated 3D modeling is fast becoming the new norm. We have seen this trend both locally and nationwide where future homeowners have a say in the design and construction of their new home and builders have found a new niche for maintaining a profitable business.

Fashion Do’s and Don’ts When House Hunting

Mark Nash author of 1001 Tips for Buying and Selling a Home offers homebuyers fashion home runs and strikeouts when shopping for a home. It might not be obvious that what you wear when house hunting can impact what you pay for a home. Years of showing homes and introducing prospective buyers to home sellers, the way buyers project themselves fashion-wise makes a big impression.

First impressions by real estate agents and home sellers are all they have when assessing potential buyers. If you appear well-groomed, under-stated and wear home price-range-appropriate clothes you could pay less than the tattooed, big-hair, over-jeweled and torn-blue jean buyer your in competition with in multiple-offers for the same home. Buying a home is a business transaction, think business wear when shopping for a home.

Women

-Pants are fine, but make sure they’re not low riders.

-Ditch the tee shirts, tank and tube tops. House hunting is not a vacation.

-Skirts are great. Minis send the wrong message.

-Wear comfortable but presentable shoes. You will be doing a lot of walking, climbing up stairs and in and out of transportation.

-Forget high-heels. Spiked heels on shoes can easily dent bamboo and other softer wood floors. Plus if you got into the yard to take a look at the roof you might end up aerating the lawn.

-Leave the animal prints for when you’re out to a nightclub. Busy or fussy fashion looks can be distracting and not on everyone’s top ten fashion list.

-Simple jewelry and limited amounts accent your business perspective. Omit the” bling” otherwise you might end up paying more for a home, because the sellers think you can afford it.

-Simplify make-up, hair and manicure styles to appeal to the majority of people. You’re not going to get a better deal because the sellers love your fabulous acrylic nails.

-No fur coats, ever. It’s a political and extravagant statement that could cost you a home or an additional $10,000.

-No low cut or revealing looks. Very rarely do homebuyers get a discount for sex.

Men

-Verify shoe soles aren’t caked with mud before you enter any open house. Many a homebuyer never made it to the kitchen after walking across freshly cleaned carpet with dirty shoes.

-No jogging, gym-wear, bike shorts or swimsuits. Unless, you’re testing the workout facilities in a condominium building on your second visit.

-Business-casual pants are best, but if you must wear jeans, make sure they’re clean and not ripped.

-Open collar shirts work fine, but realty agents and home sellers don’t need to see your buffed or not so buffed chest or four gold chains.

-Think twice about sporting more than one earring. If we were all the same life would be boring.

-Omit muscle and tee shirts and no underwear elastic waistbands displayed please. You might turn Ms. home seller on, but Mr. home seller might not appreciate it.

-Limit tattoo exposure, they’re the rage, but not for everyone. Ditto the ladies on this one.

-Wear simple patterned shirts with matching plain pants. Remember that red denotes power.

-Don’t over-dress to impress. Leave the cuff links and French cuffed shirts at home.

Both

-Coffee “go-cups” aren’t a fashion accessory. Coffee is easily spilled on carpets when walking up stairs or opening closets and cabinets when touring properties.

-Baseball caps are for bad hair days. Plus they send the wrong negotiating message when purchasing the largest asset you’ll own.

-Wet umbrellas should be parked outside the front door, not on hardwood floors or entry tables and chairs.

-Wear slip on shoes when touring open houses. You might be asked to remove your shoes out of cultural respect to the owner, inclement weather or newly installed floor coverings.

-If you don’t want to take off your shoes buy and carry blue disposable surgical booties-or ask your agent for a pair.

-You must wear socks or stockings. No sandals, period. If you are asked to remove your shoes, owners don’t necessarily want your bare feet on their floors.

-Cell phones. If you need to make or receive a call go to a place where you won’t disturb others at the open house. Never negotiate a home purchase contract on a different property contract while your viewing a home.

-Carry bicycle and motorcycle helmets with you. Ask before your park them on any surface.

-Shorts are okay if they are close to knee length. No torn or overly tight styles.

-Dress for the season. Don’t wear shorts in snow or black wool in August, even if it is your best house-hunting outfit.

-Remove your sunglasses when inside buildings. People expect some eye contact.

-Go easy on the perfume. Many people have allergies to it today and they could be the owners of the house you fell in love with.

-Put cigarettes, cigars and pipes out of view. They’re not exactly a popular fashion or political statement in 2006.

Children

-Tops, pants, shoes and socks required.

-Diapers are not fashion.

Is a Home Security System Watching Your House or a Burglar?

Is a home security system watching your house or a burglar? That is a question that today is serious, because there are more residential break-ins than ever before and it is not just houses in densely populated areas, it is also happening in the suburbs. Places where families never thought they would need to lock their doors, places where they didn’t close the windows are now targets. One of the big reasons that the house in the suburbs is a target is the burglar believes these families do not take home security seriously.

Burglars look for the easiest home to break into, which means they are looking for a residence that does not have a sign in the yard that they have a home alarm or decals in the windows. They are looking for windows that are open in the warm weather, doors left open when an errand is run, when the grass is being mowed or the family is gathered in the backyard cooking out. It does not take long for this criminal to get into the house and take what they want, but they usually will watch the residence to see the movements of the family. This way they can take all the time they want going through the house that is not secured.

The residence that does have a home security system, does display the sign and window decals and does take residential break-ins serious can avoid having a stranger in their home, stealing their possessions. Burglars as a rule will avoid anything that could lead to them being caught and that is just what happens with a home alarm monitoring. They do not want to be arrested and that means they search for the right house to steal from that does not have an alarm system.

The home alarm system today is easy to use for everyone in the family with keychain remotes, which means the alarm, can be armed from outside of the house and it can also be disarmed. That will make it easy to remember and does not mean rushing into the house to the wall pad to disarm the alarm system. It is also easy enough for children to use, since summer weather will mean they are in and out of the house more often. Burglars watch for this kind of movement for their chance to get into the house. It does not take them long and to neighbors they can look like someone doing repairs, a friend or a relative, because this person that will steal from a residence does not have an appearance that would alert anyone. They will alert the home security system and they will trigger the alarm if they attempt to break-in when it is armed. Keep the burglar from watching your house, by having a home security system and advertising it to them with the window decals and sign in the yard, because once there is a residential break-in the family does not feel safe at home.

You will schedule your next home party with any willing future hostesses, and recruit new Consultants to join your business. The training that you will receive from Willow House will be limited to these practices.

In my opinion, Willow House is a legitimate company that offers a wide selection of products in a fun party atmosphere. However, when making your business decision, it will be important to take into consideration the challenges of encouraging your loved ones to host parties, purchase products, and join your Willow House business.

For someone who has the expertise to market this business outside of their small network of family and friends, they can do really well. With that being said, Willow House is a solid opportunity to partner with if you have a strong desire to build this business, and have a passion for the products that they offer their customers.

As always, I wish you the best of luck in your search for a home based business for you and your family.
